Many times clients require real estate services that do not require their home to be sold.  Occasionally a request for real estate data on a particular area is required for instance, for an investment.  Perhaps a second home purchase somewhere in N.E  is being made and a second opinion regarding the property may add reassurance. Other times a divorce may require an opinion of value, but does not involve the sale of the property. Property values involving a sale are free, however if our market knowledge is required for reasons other than the sale of the property there is a charge.  Any fee charged for an opinion of value does not include expert testimony in court, which is done only on a fee for service basis. 

If a property is listed and sold through our firm and we have supplied an earlier opinion of value, on a fee basis, we will reimburse you twice the amount you paid at the closing!
